Austin House
Austin House is a significant mixed airspace and infill development in Surbiton, combining rooftop extensions with a new-build residential block on underused land within the site boundary.
The project illustrates how estate-wide thinking can unlock multiple layers of value while improving the existing building and its surroundings.

Existing Building Enhancement
The existing 1960s residential block remains in use, with opportunities for refurbishment, reconfiguration and communal improvements alongside the delivery of new homes. This approach supports long-term asset performance while minimising disruption and displacement.
Design Approach
The proposals balance scale, massing and materiality to sit comfortably within Surbiton’s residential context. The new elements are clearly contemporary yet respectful of surrounding mansion blocks and period housing.
Careful consideration was given to daylight, privacy, access and townscape impact.

Surbiton is a well-connected and established residential area, with fast rail links into central London, proximity to the River Thames and access to extensive green space. The site benefits from strong public transport connections, local amenities and nearby schools.
Planning Status
The site benefits from multiple planning permissions, including consent for rooftop extensions, a new residential building and associated works, demonstrating a coordinated and deliverable planning strategy across the whole estate
